Notice of Insecure, Unsafe And/Or Dangerous Structure Subject

NOTICE OF INSECURE, UNSAFE AND/OR DANGEROUS STRUCTURE SUBJECT: VIOLATION NOTICE - OHIO REVISED CODE SECTION 505.86(B) and Chapter 3781; Ross Township Resolution 2020-032 VIOLATION LOCATION: 2231 Robin Avenue Fairfield, Ohio 45014 5747 Parcel Numbers: K4620-064-000-124, K4620-064-000-125,K4620-064-000-126, K4620-064-000-127 & K4620-064-000-128 To All Parties of Interest: The Ross Township Board of Trustees has requested inspection of the above referenced property and has received a determination that the property contains insecure, unsafe and/or dangerous structures in accordance with Ohio Revised Code Chapter 3781. Additionally, Township Resolution Number 2020-032 and Ohio Revised Code Section 505.86 (B) allows for the Township to repair, secure and/or remove any buildings or other structures in the township that have been declared insecure, unsafe or structurally defective by any authority responsible under O.R.C. Chapter 3781. This serves as notice to you that the Township intends to repair, secure and/or remove any buildings or other structures on said property not in compliance if said compliance is not attained within thirty (30) days of the date of this notice. If provisions have not been made with this office and/or the issues causing this order have not been repaired, secured and/or removed within 30 days of the date on this notice, the Board of Trustees will cause the work to be completed through the employment of labor, materials, services and equipment necessary to perform the task. If the Township must resolve this matter all labor, material, service and equipment expenses incurred by the Township or any other governmental entity in the determination of this order, including a 10% administrative fee, will be assessed to the property. The Butler County Auditor shall cause a tax lien to be affixed to the property which will then be collected as other taxes due upon the sale, transfer, transmission, assigning or any other form of conveyance of the property. In an effort to avoid the assessment associated with the Township's need for further action, it is imperative that you contact one of us immediately to begin the process of compliance with this order.
