WARREN COUNTY RURAL BOARD OF ZONING APPEALS Room #170 406 Justice Drive Lebanon, OH 45036 PHONE: 513-695-1294 LEGAL NOTICE - ADMINISTRATIVE APPEAL Warren County, Ohio, Board of Zoning Appeals will hold an administrative hearing in County Commissioners' Meeting Room #128, County Administration Building, 406 Justice Drive, Lebanon, on February 25, 2020, at 6:30 p.m., to consider: Case #2020-101. Owner, AM Group Holding, LLC and Permit Holder, Stone Valley Meadows, as Appellants, filled an Administrative Appeal on January 31, 2020, of the Zoning Inspector's notice of violation dated 01/15/2020, per WCRZC 1.309.2, regarding alleged violations of Condition #13 of the Site Plan Decision dated 9/5/2018 which states: to screen and mitigate negative impacts of the parking lot along the south boundary line (common boundary line with the residential parcel currently owned by Larry & Pamela Pockras), consisting of a four ft. earth mound that shall not exceed a 3:1 ratio with a six ft. solid privacy fence on top of the earth mound (being a total height of 10 ft.) and evergreen trees (Norway Spruce recommended) a minimum of 8 ft. tall at time of planting that are spaced at a maximum of 15 ft. on center along the south side of the fence on top of the earth mound. All of the foregoing shall be the entire length extending from the existing tree line on the west side of the mound to the eastern parcel boundary, to be maintained in perpetuity.
