EXHIBIT "A" Notice of Suit for foreclosure in the Montgomery County Court of Common Pleas, Dayton, Ohio. Case No. 2023 CV 00095, Wright-Patt Credit Union, Inc. c/o myCUmortgage, LLC v. Roger L. Piatt and Unknown Spouse, if any, of Roger L. Piatt, et al., whose place of residence is unknown and whom cannot be served within the State of Ohio, will take notice that on January 9, 2023, Wright-Patt Credit Union, Inc. c/o myCUmortgage, LLC filed a Complaint as Plaintiff in the Court of Common Pleas of Montgomery County, Ohio, in Case No. 2023 CV 00095 against the above named Defendants alleging that Roger L. Piatt defaulted on a promissory note held by Plaintiff and broke the covenants of the mortgage held by Plaintiff and Plaintiff seeks to foreclose that mortgage. The mortgage Plaintiff seeks to foreclose, secures the real property located at 1261 Lincoln Park Drive, Kettering, OH 45429. The real property is more specifically described as follows: PARCEL NUMBER N64 00407B0090 LEGAL DESCRIPTION: Situate in the State of Ohio, County of Montgomery and in the City of Kettering and being a part of lots Two Hundred Seventy Eight (278) and Two Hundred Seventy Nine (279), Pasadena Plat as recorded in Plat Book K, Page 55 of the Plat Records of Montgomery County, Ohio, bounded and described as follows: Beginning at an iron pin in the North line of Lincoln Park Boulevard, said beginning point being also in the south line of Lot Number 279, a distance of 130 feet eastwardly from the Southwest corner of said Lot 279; thence Northwardly parallel to the west line of Lots Numbered 278 and 279 for a distance of 98 feet to a point in the North line of Lot Numbered 278, said point being 130.04 feet eastwardly from the Northwest corner of Lot Numbered 278; thence eastwardly with the north line of Lot Numbered 278 for a distance of 100.3 feet; thence Southwardly parallel to the West line of Lots Numbered 278 and 279 for a distance of 93.5 feet to the North line of Lincoln Park Blvd., also being the South line of Lot Numbered 279; thence westwardly for a distance of 100 feet to the place of beginning, subject to all restrictions and easements of record. 3-1,3-8,3-15/2023
