Melnick Parcel No.: R72 12508 0041 LEGAL NOTICE FOR SERVICE BY PUBLICATION To Unknown Executors, Administrators, Devisees, Beneficiaries, Heirs, Unknown Spouses of Devisees, Beneficiaries and Heirs and Creditors of Beverly Gay whose last known place of residence is unknown, each of you will take notice that on August 28, 2023, Plaintiff, filed a Complaint for foreclosure in the Montgomery County Court of Common Pleas, being Case No. 2023 CV 04554, alleging that there is due to the Plaintiff the principal amount of $28,058.91, together with interest at the rate of 9.90% from June 1, 2022, late fees in the amount of $276.25, other fee charges in the amount of $225.00, and court costs, applicable to the terms of the Promissory Note secured by a Mortgage on the real property, which has a street address of 1000 Kammer Avenue, Dayton, OH 45417. A full description can be obtained from the Montgomery County Auditor at 451 West Third Street, P.O. Box 972, Dayton, Ohio 45422. Plaintiff further alleges that by reason of a default in said Promissory Note, the conditions of said Note and Mortgage have been broken and the same has become absolute. Plaintiff prays that the Defendants named above be required to answer and assert any interest in said real property or be forever barred from asserting any interest therein, for foreclosure of said mortgage, marshalling of liens, and the sale of said real property, and that the proceeds of said sale be applied according to law. Said Defendants are required to file an Answer on or before 28 days after the last week that the publication has run for THREE successive weeks, or judgment may be rendered as prayed for therein.
