NOTICE OF SERVICE BY PUBLICATION To Defendant GMAC Bank, its successors and/or assigns, whose last known address is 100 Witmer Road, #91, Horsham, Pennsylvania 19044: you will hereby take notice that you have been named a Defendant in a foreclosure case which was filed September 19, 2019 by the Plaintiff Poplar Hill Section 1 Home Owners' Association, Inc. being Case Number 19CV92629 in said Court, praying for judgment in the amount of $1,785.00 for assessments and late fees due and owing through August 7, 2019, plus $95.00 annually beginning January 1, 2020 for additional continuing assessments, plus $20.00 per month for late fees on future assessments not paid when due, plus the sum of $310.00 for the filing of the lien against the Property and costs incurred herein plus all other reasonable attorney fees until paid in full or the Property is sold. Additional amounts due include the Property's share of common expenses, plus all reasonable collection expenses including costs and reasonable attorney's fees and paralegal fees until paid in full or the Property located at 348 Derby Court, Lebanon, Ohio 45036 is sold. A copy of the legal description is attached hereto as Exhibit "A". That the Defendant GMAC Bank, its successors and/or assigns be required to set up any interest it may have in the Property or be forever barred. Said Defendant GMAC Bank, its successors and/or assigns will take notice that they are required to answer said Foreclosure Complaint within twenty-eight (28) days after the date of the last publication of this notice which will be published once a week for three successive weeks, said answer date being the 28th day after the last day of the final publication, or judgment will be rendered accordingly.
