On July 26, 2023 Lasada LLC ("Plaintiff") filed a Complaint to Quiet Title to Real Estate ("Complaint") within the Common Pleas Court of Montgomery County, Ohio within Case Number 2023-CV-03895 entitled Lasada LLC vs Unknown Heirs, Devisees and Legatees of Ann Hauer, et al. By virtue of a Court Order dated August 25, 2023 service of process has been ordered to be made upon Kathleen Ann Crotty, Gerald M. Hauer and the unknown heirs, devisees and legatees of Ann Hauer by publication. The last known address for Kathleen Ann Crotty is 4477 Toulouse Circle, Kettering, Ohio 45429. The last known address for Gerald M. Hauer is 1235 Stockton Avenue, Dayton, Ohio 45409. The last known address for the unknown heirs, devisees and legatees of Ann Hauer is 4850 Tait Road, Dayton, Ohio 45439. The object of the Plaintiff's Complaint is to obtain a Court Order declaring the Plaintiff the true and lawful owner of a certain piece of real estate (described below) under the doctrine of adverse possession and quieting title to the real estate against any claim or interest of all of the named defendants and all others claiming an interest through or under the named defendants and that the named defendants be required to set up their interests or be forever barred. The subject real estate ("Property") is described in detail as follows: Situate in the City of Kettering, in the County of Montgomery and State of Ohio and being part of Lot Numbered Ninety-Eight (98) on Rockhill Cushing Plat, as recorded in Plat Book "P", at Page 3 of the Plat Records of Montgomery County, Ohio, said part of Lot Numbered NINETY-EIGHT (98) is described more definitely as follows: Beginning at the Southeast corner of said Lot Numbered NINETY-EIGHT (98); thence westerly along the South side of said Lot 48.46 feet; thence northerly and at an angle of 90° with the South line of said lot, 40 feet to the north line of said lot; thence easterly along the North line of said Lot, 41.54 feet to the Northeast corner thereof; thence southeasterly along the East side of said lot 40.68 feet to the southeast corner of said lot. The above description covers one-third (1/3) of the area of Lot Numbered Ninety-Eight (98), as platted and recorded. For the reasons listed in detail in the Complaint, Kathleen Ann Crotty, Gerald M. Hauer and the unknown heirs, devisees and legatees of Ann Hauer ("Defendants") have or may claim to have an interest in the Property and are required to answer the Complaint within 28 days after the last publication of this Notice, which will be published once per week for six consecutive weeks, and the last publication will be made on October 12, 2023. In the event that the Defendants fail to answer or respond as permitted by the Ohio Civil Rules within the time stated, a judgment by default will be rendered against them for the relief demanded in the Complaint. 9-7, 9-14, 9-21, 9-28, 10-5, 10-12/2023
