LEGAL NOTICE: Please be advised there will be public hearings held during the City of Mason Zoning Board of Appeals meeting on Tuesday, March 26, 2019 at 7:00 p.m. in the City Council Chambers of the Mason Municipal Center, 6000 Mason-Montgomery Road, Mason, Ohio. The public hearings will be held to review the following items: PLN19-00005 Three variances are being requested from the Mason Zoning Code, Chapter 1163.4 I-1 Light Industrial Development Standards for a property at 7687 Innovation Way. This section of the Zoning Code requires a twelve (12) feet side yard setback, when not abutting a residential district. It also requires that unloading and loading operations be conducted at the rear or side of building. Finally, it limits building heights to a maximum of 40 feet. The applicant is requesting variances for a zero (0) feet side yard setback for shared access and parking, for a loading area to be located at the front of the building, and for a building height of 50 feet. PLN19-00006 A variance is being requested from the Mason Zoning Code, Chapter 1187.13 Signs in the B-3 Road Service District for a property at 2720 Water Park Dr. This section of the Zoning Code limits one wall sign per street frontage. The applicant is requesting a variance for second wall sign on the south end of the building facing the street. PLN19-00007 A variance is being requested from the Mason Zoning Code, Chapter 1185.2 Fences and Walls for a property at 6307 Mason-Montgomery Rd. (Mason Intermediate School Campus). This section of the Zoning Code does not permit fences in a front yard. The applicant is requesting a variance for the installation of a fence that would be in the property's front yard of Tylersville Rd. Anyone interested in reviewing the above listed variance requests may do so Monday through Friday, 8:00 a.m. to 4:30 p.m. at the City of Mason Engineering & Building Department, 6000 Mason-Montgomery Road, or may attend the Tuesday, March 26, 2019 Zoning Board of Appeals public hearing. 3-17/2019
