LEGAL NOTICE Michael P. Murphy, Plaintiff v. Rita Fridley, et al, Defendants. Case No. CV 2022 08 1406 Butler County Court of Common Pleas. Jane Doe, Unknown Spouse of David J. Windisch, and Rita Fridley, and the Unknown Spouse, Heirs, Devisees, Legatees, Executors, Administrators, and Representatives of Rita Fridley, will take notice that on August 19, 2022, Plaintiff Michael P. Murphy filed a complaint in Court of Common Pleas, Butler County, State of Ohio, Case No. CV 2022 08 1406, pursuant to ORC Section 5303.01 et seq., demanding decree quieting title to real property known and designated as 2100 Layhigh Road, Hamilton, Butler County, State of Ohio, and alleging that said Defendants have, or may claim to have an interest in the real property 2100 Layhigh Road, Hamilton, Butler County, State of Ohio, Aud. Parcel No. K 4610-018-000-012, and being more particularly described as follows: Situate in the North part of the East half of Section 18, Township 3, Range 2, Ross Township, Butler County, Ohio, and being more particularly described as follows: Commencing at the intersection of the Northeasterly line of Layhigh Road and the Easterly line of Lot 6 of Layhigh Subdivision, same being recorded in Pat Book 13, page 14 of the Recorder's Office, Butler County, Ohio, said corner being on the Northeasterly line of Layhigh Road (a 66.00 foot road); thence North 47° 53' East, 300.00 feet; thence South 42° 07' East parallel to said Layhigh Road for a distance of 250.00 feet; thence South 47° 53' West a distance of 333.00 feet to the center of said Layhigh Road; thence North 42° 07' West with said center line for a distance of 213.60 feet to the intersection of the said center of Layhigh Road with the production of the Easterly-most line of said East line of Lot 6; thence North 0° 05' East with the production of said East line of Lot 6, for a distance of 49.13 feet to the place of beginning, and containing 1.722 acres more or less, exclusive of highway right of way. Being the same property transferred to Michael P. Murphy by instrument from David J. Windisch, recorded in O.R. Bk. 9396, pg. 1630 et seq. Butler County Recorder. Defendants shall file an answer in this action within 28 days after the last date of publication of this notice, and state their respective claims of interest in the real property 2100 Layhigh Road; or, the Defendants, and any person claiming an interest by or through said Defendants, shall be forever barred from any claim of interest in that real property; and, decree quieting title to the 2100 Layhigh Road property will be entered in favor of Plaintiff Michael Murphy, free and clear of any claims of interest of Defendants in the property.
