Now, therefore, public notice is hereby given that I, Rob Streck, Sheriff of Montgomery County, Ohio, will sell such real property at public auction, to the highest bidder of an amount sufficient to satisfy the judgment against each parcel, at 9:00am online at https://montgomery. sheriffsaleauction.ohio.gov An auction will take place for each listed property; however, the system will only sell one property at a time. After a property sells, the next scheduled property sale will begin on Friday, APRIL 12, 2024 to satisfy the judgment amount of $27,365.75, and if any parcel does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions of the first sale and at the same time of day and at the same place, on Friday, APRIL 26, 2024 for the amount of $27,545.62 to include all penalties and interest to satisfy the judgment against the parcel. This Court further orders the Sheriff of Montgomery County to publish an advertisement of sale of the Parcel, which advertisement of sale shall include the date on which a second sale will be conducted if no bid is accepted at the first sale, once a week for three consecutive weeks and (ii) to sell the Parcel, without appraisal for not less than the amount due Plaintiff and in the manner provided by law for the sale of real property, pursuant to Ohio Revised Code Ann., Section 5721.19. Tax Lien sale bidders must submit a required deposit of $1,000 PLUS transfer and recording fees (43.50 plus .50 for each additional parcel). Bidders must make a full deposit by the predefined deadline. The only acceptable forms of payment for deposits are bank wire transfers or ACH payments. Realauction will not accept Cash deposits. All Wire Deposits must be received by 5 PM EST two (2) business days before the auction sale date. All ACH Deposits must be initiated by 4 PM EST five (5) business days before the auction sale date. It is the responsibility of the bidder to allow enough time for their bidding deposits to be received and processed within the timeframes described above. The unpaid balance of the purchase price must be paid to the Montgomery County Sheriff by certified or cashier's check within fifteen (15) days of the filing of the confirmation entry for Tax Lien sales. The plaintiffs' attorney will prepare the confirmation entry and the deed. The Montgomery County Sheriff's Office will transfer and record all deeds within 14 days of receiving the deed, confirmation entry and final payment.
