Public Hearing: Text Amendment Case #1-24: Middletown Development Code: Consideration of text amendments to the Middletown Development Code pertaining to the Chapter 1204: Zoning Districts and Use Regulations Table 1204-3, Chapter 1230 Definitions, and Chapter 1210 Architectural Standards. Planning Commission's recommendation will be forwarded to City Council for final review and decision. Public Hearing: Conditional Use Case #4-24: A request by Zach Ball, on behalf of TZ Containers, for Conditional Use approval to allow for outdoor storage at 2651 South Breiel Boulevard. The property is zoned B-3: General Business District where outdoor storage is considered a conditional use that requires review and approval by the City Planning Commission. Public Hearing: Map Amendment Case #5-24: A request by applicant Pete Esposito for approval of a Map Amendment and Zone Change at 2206 Cincinnati-Dayton Road, known as Parcel ID: Q6542108000015. The property is a total of 0.895 acres. Per the City of Middletown Zoning Map and Middletown Development Code, the property is zoned R-3: Medium-Density Residential and would not permit an Automotive Service Station therefore the applicant is proposing a Zone Change to B-2: Community Business District. The project will need approval by the City Council for the Map Amendment and Zone Change. The property is a total of 2.1030 acres. Per the City of Middletown Zoning Map and Middletown Development Code, the property is zoned O-1P: Planned Development and would not permit a medical office therefore the applicant is proposing an Amendment to a Planned Development. The project will need approval by the City Council for the Amendment to a Planned Development. Public Hearing: Map Amendment Case #8-24: A request by applicant Conor Meeks on behalf of Midwest Ammunition for approval of a Map Amendment and Zone Change at 1701 S University, known as Parcel ID: Q6542035000040, Q6542035000041, & Q6542035000042. The property is a total of 6.5944 acres. Per the City of Middletown Zoning Map and Middletown Development Code, the property is zoned B-3: General Business District and would not permit Manufacturing and Production with Caustic or Hazardous Materials therefore the applicant is proposing a Zone Change to I-1: Industrial Park District. The project will need approval by the City Council for the Map Amendment and Zone Change. Public Hearing: Map Amendment Case #9-24: A request by applicant J.A. Development on behalf of property owner Ravello Properties for approval of a Preliminary Development Plan to construct 140 single-family attached residential homes with private streets, and public water, sanitary, and storm sewers, as well as two pocket parks on Towne Boulevard, known as Parcels ID: 0702200007, 0702176052 & 0702176049. The property is approximately 16 acres. The project will need approval by the City Council for the Planned Development Map Amendment and Zone Change.
