EXHIBIT "A" Notice of Suit for Quiet Title in the Montgomery County Court of Common Pleas, Dayton, Ohio. Case No. 2026CV02449, Michael Taylor vs. Unknown spouse, if any of Evgenia Safieva, et al. Unknown spouse, if any of Evgenia Safieva, whose place of residence is unknown and whom cannot be served within the State of Ohio, will take notice that on April 24, 2026, Michael Taylor filed a Complaint as Plaintiff in the Court of Common Pleas of Montgomery County, Ohio, in Case No. 2026CV02449 against the above named Defendant alleging that the above named Defendant may have or may claim to have an interest in the real property located at 243-245 Delaware Avenue, Dayton, Ohio 45405. The real property is more specifically described as follows: PARCEL NUMBER R72068060007; LEGAL DESCRIPTION: Situated in the City of Dayton, County of Montgomery, State of Ohio and being Lot Number Thirty Seven Thousand Five Hundred Fifty-Four (37554) in the consecutive numbers of lots on the revised plat of the said City of Dayton, Ohio. Defendant Unknown spouse, if any, of Evgenia Safieva may have or may claim to have an interest in the above referenced property. Plaintiff seeks a finding from the Court declaring the title to the above described real property to be quieted as to the interests of the above named Defendant and in favor of Michael Taylor; an order requiring all defendants to set up their interests in the above described real property or be forever barred from asserting such interests and granting Plaintiff all other relief, legal and equitable, as may be proper and necessary.
