EXHIBIT "A" Notice of Suit for Quiet Title in the Montgomery County Court of Common Pleas, Dayton, Ohio. Case No. 2025 CV 05683, White Leghorn, Ltd., vs. Bonnie R. Phillips, whose place of residence is unknown and whom cannot be served within the State of Ohio, will take notice that on October 8, 2025, White Leghorn, Ltd., filed a Complaint as Plaintiff in the Court of Common Pleas of Montgomery County, Ohio, in Case No. 2025 CV 05683 against the above named Defendant alleging that the above named Defendant may have or may claim to have an interest in the real property located at 101 East Weaver Street, New Lebanon, OH 45345. The real property is more specifically described as follows: PARCEL NUMBER L52001020006, 0007; LEGAL DESCRIPTION: Situate in the Village of New Lebanon, County of Montgomery and State of Ohio, and being Lots Numbered Six (6) and Seven (7) on the Brumbaugh Plat, as recorded in Plat Book "K", Page 51 of the Plat Records of Montgomery County, Ohio. EXCEPT therefrom Eight (8) feet taken by parallel lines off the East side of Lot Numbered 7. ALSO EXCEPTING THE FOLLOWING DESCRIBED REAL ESTATE: Situate in the Village of New Lebanon, County of Montgomery and State of Ohio, and being a strip of land five (5) feet in width in Lot Numbered 7 on the Brumbaugh Plat as recorded in Plat Book "K", Page 51 of the Plat Records of Montgomery County, Ohio. That part of Lot 7 herein excepted being more particularly bounded and described as follows: Beginning at a point on the North right-of-way line of Weaver Street, a 44 foot street. Said point being Eight (8) feet West of the Southeast corner of said Lot 7; thence Northwardly and parallel to the East line of said Lot 7 a distance of 150 feet to a point in the South line of a 12 foot alley; thence Westwardly along the South line of said alley and the North line of said Lot 7 a distance of Five (5) feet to a corner; thence Southwardly and parallel to the East line of said Lot 7 a distance of 150 feet to a point in the North line of Weaver Street; thence Eastwardly along the North line of said street and the South line of said lot a distance of five (5) feet to the place of beginning. Defendant Bonnie R. Phillips may have or may claim to have an interest in the above referenced property. Plaintiff seeks a finding from the Court declaring the title to the above described real property to be quieted as to the interests of the above named Defendant and in favor of White Leghorn, Ltd.; an order requiring all defendants to set up their interests in the above described real property or be forever barred from asserting such interests and granting Plaintiff all other relief, legal and equitable, as may be proper and necessary. Defendant Bonnie R. Phillips is further notified that she is required to answer said Complaint on or before 28 days after the last week that the publication has run for three successive weeks, which dates are October 17, October 24 and October 31, 2025, or judgment may be rendered as prayed for therein.
