LEGAL NOTICE Defendant Julius Ruby will take notice that on February 2, 2026, U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2025-3 filed its Complaint in the Court of Common Pleas, Montgomery County, Ohio in Case No. 2026 CV 00588, on the docket of the Court, and the object and demand for relief in the Complaint is for foreclosure of the following described real estate to wit: Situated in the City of Dayton, County of Montgomery, State of Ohio and being a part of the Lot Numbered Seven Thousand Eight-Two (7082) of the consecutive numbers of lots on the revised plat of the said City of Dayton and being bounded and described as follows: Beginning ata point in the North line of Dakota Street One Hundred and Thirty-Eight (138) feet Eastwardly from the intersection of said North line of Dakota Street with the East line of Broadway; thence Westwardly on said North line of Said Dakota Street Thirty- Five (35) feet to a point; being the southwest corner of the premises conveyed to John Barrett and Bridget Barrett by Charles N.
