NOTICE OF SERVICE BY PUBLICATION IN THE COURT OF COMMON PLEAS, WARREN COUNTY, OHIO CITIZENS BANK, NA PLAINTIFF, VS. DAVID JOHN KRAUSS, ET AL. DEFENDANTS. CASE NO. 25 CV 98332 To the Defendants David John Krauss and the unknown spouse, if any, of David John Krauss, whose last known address is 17 South 1st Street, Trenton, Ohio 45067 and whose present location is unknown and cannot with reasonable diligence be ascertained: Plaintiff has brought this action naming you as a defendant in the above-named Court by filing its Supplemental Complaint on the 16th day of July, 2025. The object of the Supplemental Complaint is to foreclose the equity of redemption under one mortgage against the following described real estate: Situated in the City of Lebanon, County of Warren and State of Ohio Being Lot No. 10 as the same is known and designated on the recorded plat of the Nancy B. Fred Subdivision Sec 1 as recorded in Plat Book 3, Page 16 of Warren County, Ohio Records. Permanent Parcel No. 1205253008 Property Address: 405 Keever Street, Lebanon, Ohio 45036 Prior Deed Reference: Document No. 2019-014393 The relief demanded by Plaintiff is judgment against the real estate owned by Defendant David John Krauss and against Defendant Jaye Renee Krauss in the amount of $139,345.90 plus interest at the rate of 3.50% per annum from July 1, 2024 costs and such other legal and equitable relief to which it may be entitled. You are required to answer the Supplemental Complaint within twenty-eight (28) days after the last publication of this notice setting forth whatever right, title or interest you have or may claim to have in the aforementioned premises or be forever barred from claiming or asserting same. The publication will be published once a week for three (3) consecutive weeks, with the last publication to be made on the 10th day of August, 2025. In case of your failure to answer or otherwise respond as permitted by the Ohio Rules of Civil Procedure within the time stated, judgment by default will be rendered against you for the relief demanded in the Supplemental Complaint.
