Dixie Highway as an automotive sales and leasing business. The subject parcel, identified by Warren County as Parcel ID 0704302003, is a total of 1.82 acres and is zoned B-2: Community Business District. Under the B-2 zoning designation, where an automotive sales and leasing use type is proposed on a lot that is less than four acres in size and has a lot frontage less than 200 feet, the use requires approval of a conditional use application according to Chapter 1204.09(d)(19)A of the Middletown Development Code.
